A major new logistics project is on the horizon in Wigan, following the acquisition of a site in a strategic deal. The 7.3-acre site at Martland Park, which received outline planning permission in March 2023, is set to be developed into a substantial logistics unit. Developers have now submitted a reserved matters application, and if approved, the project will see the construction of a 101,805 sq ft logistics unit. The development is scheduled to begin in 2024 and will be marketed as Wigan 100. The building will aim for an EPC rating of A and target a BREEAM Excellent certification, emphasizing its high-quality and sustainable design.
A representative from the development firm stated that the scarcity of new, high-quality industrial accommodations in the North West makes Wigan an ideal location for this speculative development. This new project will complement other upcoming developments in the region, collectively providing nearly 500,000 sq ft of industrial space.
The logistics project in Wigan is part of a broader strategy to meet the growing demand for high-quality logistics spaces in the North West. Despite a moderation in uptake in the first half of 2024, with around 1.5 million sq ft transacted, there is still strong demand for new developments across the region. Currently, there are close to two million sq ft of deals in progress, expected to finalize in the second half of the year. The project underscores the strategic importance of the North West region and the ongoing need for a continuous pipeline of new logistics developments to meet market demands.
