The 76 Commerce Center in Brighton has reached full occupancy with the recent leasing of its last two available buildings to a leading supply chain logistics company. This significant addition brings the commerce center’s total leased space to 1.7 million square feet.
Strategically located adjacent to Interstate 76, the commerce center already houses notable companies such as Outrider, Farmers Business Network, Sigma, Walmart, and Great Plains Moving and Storage. The new tenant has secured a long-term lease for the remaining 1.13 million square feet, marking a milestone for the center.
The logistics company specializes in servicing the green-energy sector, with plans to use part of the newly leased space for distributing solar panel components. This expansion into Colorado, set to begin in September 2024, is expected to create numerous job opportunities in the area. A company representative expressed excitement about the move, emphasizing Denver’s strategic importance in their nationwide expansion and the fruitful partnership with the commerce center’s developers.
The real estate brokerage firm CBRE, which facilitated the deal on behalf of the commerce center’s owners, described it as the largest speculative industrial lease in Colorado. CBRE broker Todd Witty highlighted the significance of this lease, noting that it drastically reduced the availability of large industrial spaces in the Denver market.
Previously, the space was under consideration by another company, which planned to bring 900 jobs to the center but did not proceed with the move. The recent lease accounts for nearly half of the total leasing volume in the second quarter of this year, positioning Q3 for a robust start.
The successful transaction was managed by CBRE’s Witty and Daniel Close, representing the landlords, with additional support from brokers representing the tenant. This development signifies a positive shift in the region’s industrial real estate market and highlights the growing demand for logistics and supply chain solutions.
